Buying and using ObligationFolio

Who is selling, and what

Fevezo LLC, doing business as ObligationFolio, sells ObligationFolio to any U.S. business whose documents ObligationFolio can process, for $149 per month: five leases with their amendments, up to 150 pages in all; the fee doesn't add leases each month. The person buying must be allowed to buy for that business and to give us its documents. What you buy is shown on the pricing page and in your workspace before you pay; these terms go with the version of the offer you accept.

What the service is, and isn't

ObligationFolio builds a register of the dates in your leases and amendments, each with the clause it comes from, for you to confirm before reminders start. It isn't legal interpretation or a decision about your rights, and it doesn't guarantee a notice is sent on time. Your documents are what count; we show you where each line came from. Before you pay, your documents are checked and you see which could be read; if none can be read, you aren't sold a subscription.

Payment, renewal and price

Your service starts when the payment provider confirms the payment. It renews each month at the price you accepted until you cancel; the next billing date and amount are shown before you accept. A paid month is the billing provider's calendar interval. If we change the price, the new price applies only from a renewal at least 30 days after we tell you; you can cancel before it applies and pay the old price until then. A change to what the service does needs your fresh acceptance before a future charge. A failed payment creates no service; if a renewal payment fails, service pauses during the provider's retry window, your setup is kept for 30 days, and it resumes on payment.

Your data

We collect your organization and account details, the leases and amendments you upload, and the transaction records the service needs — nothing else. Your input is used only to provide, secure and support the service; it is never sold or used to train shared models. Don't send card numbers or identity documents through the workspace. Your documents are read by an automated document reader from OpenAI under our agreement with them; they are used only for your register, and you can request deletion at any time. Each original is removed within 24 hours after you confirm the complete source review; keep your own copy. An unfinished document set is deleted 30 days after its first file, and adding files or trying again does not extend that deadline. A file added to a running service and never checked is deleted after 30 days too. Extracted text, confirmed facts and results stay available while the subscription is paid and for 30 days after; a deletion request stops delivery at once, erases active content within 24 hours, and backups age out within 30 days. We keep the minimum account, consent, transaction and security records for seven years as business records. Your workspace shows what has been deleted and what is still queued. You can export your records and files without an active payment.

Refunds and cancellation

Full refund of the first payment on request within 14 days of delivery of the bundle results, once per customer. Cancel any time; effective at the end of the paid period; a period with a missed delivery is credited without being asked. If you stop the service before the end of a paid month, the unused whole days of that month are refunded. If setup can't be completed after payment, we tell you what's missing within one business day and hold the order for 14 days; nothing renews while it's held, and if it can't be fixed the first payment is refunded in full and the subscription canceled. Cancellation is confirmed once the payment provider confirms it. Refunds go back to the original payment method and never exceed what you paid.

Support, providers and changes

Support messages are answered by our automated support, which uses OpenAI to read your message and prepare the reply; personal identifiers are removed first and no document is sent with it. Our hosting provider stores your workspace; Stripe handles payment. These terms add no arbitration clause, no indemnity, no transfer of your intellectual property, and no waiver of rights you can't waive.
